Every week I hear from people who have decided to move to East Tennessee. Some found us through a vacation to the Smokies. Some priced out of bigger cities and started looking for somewhere with land, lower taxes, and a slower pace. Some just want out of wherever they are. Whatever brought you here, welcome — but there are a few things the Instagram posts and real estate websites won't tell you.

I've lived here my whole life. I know this area the way you only can after decades of showing up to the same community, watching it grow and change, and helping hundreds of families plant roots here. So let me give you the honest version.

The Things People Don't Expect

  East Tennessee is not one market — it's several. Cocke, Hamblen, and Jefferson Counties all feel different and price differently. Newport is not Morristown is not Dandridge. Knowing which county fits your lifestyle and budget matters more than people realize. A 20-minute drive can mean a very different market, a different school system, and a completely different feel.

  Rural means rural. A lot of people move here dreaming of acreage and privacy — and we have plenty of both. But rural also means well and septic instead of public utilities, gravel roads, limited cell service in some areas, and longer drives to grocery stores and services. None of that is a dealbreaker, but it catches people off guard when they didn't ask the right questions before closing.

  It rains here. A lot. East Tennessee is beautiful and green for a reason. We average around 50 inches of rain a year. If you're coming from a drier climate, the moisture, the fog in the mountains, and the occasional flooding in low-lying areas are things worth factoring in — especially when evaluating property.

  The Smokies are 45 minutes away — not in your backyard. If you're looking in Newport or Morristown, the Great Smoky Mountains National Park is a drive, not a walk. That's still amazing proximity, but it's worth setting the right expectations. Cosby is as close as you'll get in Cocke County, and it's a gem — but it's not the same as being in Gatlinburg.

  The community runs deep. People here know each other. That's a feature, not a bug — but it's an adjustment if you're used to big-city anonymity. Neighbors show up. Churches matter. Word travels. Once you're part of it, you'll never want to leave. But it takes time to feel like you belong, especially if you're coming from somewhere very different.

  Summer is humid and buggy. No sugarcoating it. July and August can be hot and sticky in the valleys. If you're moving here partly for the weather, spring and fall are stunning — but summers take some getting used to if you're coming from a dry or northern climate.

Which County Fits You?

One of the most important decisions you'll make is which part of East Tennessee to land in. Here's a quick snapshot of the three counties I work in.

What I Wish More People Asked Before Moving Here

After helping hundreds of buyers relocate to East Tennessee, here are the questions I wish more people asked upfront:

  Is the property on well and septic or public utilities? This matters more than most people realize. A well and septic inspection is separate from the home inspection and absolutely worth doing. A failing septic system is an expensive surprise nobody wants.

  What's the internet situation? If you work remotely, this is critical. Fiber is available in some areas and not others. Rural areas can be limited to satellite or fixed wireless. Always check before you commit to a property if reliable internet is non-negotiable for you.
• 🏫
  Which school district am I in? Each county has its own school system and they vary in size, programs, and reputation. If you have kids, do the research specific to the area you're considering.
• 🚗
  How far is the drive to what I need daily? Groceries, doctors, work, church — map out your real daily routes before you fall in love with a property. A 30-minute drive to a grocery store is fine for some people and not for others.

A Few Things That Will Surprise You in the Best Way

It's not all adjustments. There are things about East Tennessee that genuinely catch people off guard in the best way.

The cost of living is real. Property taxes here are among the lowest in the country. Tennessee has no state income tax. Your dollar goes further here than almost anywhere else on the East Coast. People from California, New York, Florida, and Virginia move here and can't believe what they can afford.

The seasons are real too. Four actual seasons, including fall color that rivals anything in New England and spring wildflowers that make the mountains look painted. If you've never seen a sunrise over the Smokies or a summer evening on Douglas Lake, you're in for a treat.

And the people. East Tennessee has a genuine sense of community that's hard to find in most places anymore. People wave. They bring food when you're sick. They show up. It takes a little time to feel like a local, but when it clicks — it really clicks.
