But they've also priced a lot of investors out. Cocke County is a different story, and the people paying attention to it right now are in a good position.
I work this market every day. I know the roads, the communities, the creeks, and the cabins. And I can tell you with confidence that what's happening in Cocke County right now is the kind of thing investors look back on later and wish they'd moved on sooner.
Location Is Everything — And Ours Is Underrated
Cocke County sits right on the edge of Great Smoky Mountains National Park — the most visited national park in the entire country. Newport sits around 40 minutes from Gatlinburg, but Cosby — on the eastern edge of Cocke County bordering Sevier County and Great Smoky Mountains National Park — puts you practically at the park's doorstep. And both are less than an hour from Knoxville and Asheville, North Carolina. That's a remarkable position to be in.
Guests who want the Smoky Mountain experience but don't want to pay Gatlinburg prices — or deal with Gatlinburg traffic — are increasingly looking at properties in our area. Cosby in particular has developed a quiet reputation as the back door to the Smokies, and that reputation is growing.
Why the Numbers Still Work Here
One of the biggest challenges in the established STR markets is that purchase prices have climbed so high that cash flow is difficult to achieve — especially for newer investors. Property values in Cocke County haven't hit that ceiling yet.
That means you can still find properties — cabins, creek-front homes, mountain view retreats — at price points where the math actually makes sense. Lower acquisition cost with strong rental demand is exactly the combination investors should be looking for.
